A walk-in doesn’t usually fail all at once. It drifts. The box that held 36°F for years starts sitting at 42°F, the compressor runs a little longer each night, and nobody notices until a health inspector does — or until a shelf of product has to go in the trash. For a Denver restaurant, grocery, or commissary, a walk-in that’s “kind of working” is one of the most expensive problems on the property, precisely because it’s easy to ignore.
Here’s what the common symptoms actually mean, and why a slow drift is worth a phone call before it becomes a shutdown.
What you’ll notice
The cooler is running warm. Product feels less cold than it should, the thermometer reads high, and the unit never seems to catch up even though the compressor is clearly running. That’s the box losing the fight between heat coming in and cold going out.
The freezer is going soft. Ice cream that used to be rock-hard is scoopable; frozen product has a slushy edge. A walk-in freezer that can’t hold below 0°F is often days — not weeks — from a full failure.
Ice is building up where it shouldn’t. A wall of frost on the evaporator coil, ice creeping across the floor, or a frozen-shut door usually points to a defrost problem, not “just humidity.” Ice on the coil actually makes the cooling worse, so the box gets warmer while it looks frozen.
The compressor never shuts off — or short-cycles. A unit that runs constantly is working overtime to hold temperature and burning through its own lifespan. One that clicks on and off every couple of minutes is just as bad and often means an electrical or refrigerant fault.
There’s water on the floor. A blocked or frozen condensate drain line leaves standing water — a slip hazard, a health-code flag, and a sign the defrost system isn’t clearing itself.
What’s actually failing
Behind those symptoms are a handful of usual suspects. A dirty condenser coil — caked with kitchen grease and dust — can’t reject heat, so the whole system runs hot and inefficient. A dead evaporator fan motor stops moving cold air over the product even while the compressor hums along. A failed defrost timer, heater, or termination sensor lets the coil ice over until it chokes. A slow refrigerant leak starves the system so it can cool but never quite gets there. Worn door gaskets or a sagging door closer let warm room air pour in around the clock. And the temperature controller, contactors, or relays can fail in ways that mimic all of the above.
The catch: several of these look identical from inside the box. “Running warm” can be a $0 dirty coil or a failing compressor, and the only way to know which is to put a gauge and a meter on it. That’s the difference between a maintenance visit and a five-figure replacement.

Yes — more than most owners think. A unit that never cycles off is holding temperature by brute force, usually because something (a dirty condenser, low refrigerant, or a weak compressor) is making it work far harder than it should. Left alone, that’s the failure mode that ends in a dead compressor and a warm box overnight, often on the worst possible day. It’s worth diagnosing while it’s still cold.
Do you work on all walk-in brands?
